What is an EPC?
The EPC or Energy Performance Certificate referred to in Spain as Certificado de Eficiencia Energética or CEE is an initiative being used to establish the efficiency of properties, in an effort to reduce unnecessary carbon emissions. This has come from the Kyoto agreement, an international treaty, in which countries globally attempt to reduce their carbon footprint.
When taking the efficiency test (you need to contact a certified assessor) your property will be scored by being given a grade, the best being ‘A’ down to ‘G’; the former being extremely efficient and ‘G’ being less inefficient. If you do make changes to your property once a certificate is obtained you will be required to have the grade reassessed to gain a better score.
When was it introduced?
The EPC has been required by law in Mallorca (Majorca) Spain since June 1st 2013.
You will have to make sure that you are in accordance with the law.
Any property advertised FOR SALE or RENTAL will require this certificate.
What are the costs involved?
Acquiring an EPC from the Spanish government will cost from 150€ plus IVA, however if you do not comply with the new regulations the government can fine you heavily and it will end up costing you a lot more than you initially thought.
